The difference between a property that rents in two weeks and one that sits for three months is often not the property — it's how completely and accurately it's described to the right buyer at the right moment.
Property Specification as a Filter
Type classification — Single House, Town House, Condominium, Resort, Office Space — is the first filter any serious buyer applies. Status (For Rent, For Sale, For Rent & For Sale) determines which price fields apply: Price Rent for monthly income calculations, Price Sale for capital value assessments. Both can be populated simultaneously for flexible-use properties.
Land Size m2 and Live Square m2 address the frequent confusion between total plot area and usable living space — a distinction that matters enormously in markets where land value and built value diverge. Bedrooms, bathrooms, and maid rooms complete the structural snapshot.
Kitchen type — European or Thai — signals the target market without additional explanation. A fully equipped European kitchen in a Thai beach villa reads differently to a long-term expat tenant than to a short-stay tourist.
Location Intelligence
The Minutes to beach, Minutes to shopping, and Minutes to hospital fields are the closest thing to a lifestyle summary that a structured database can provide. These aren't estimates pulled from a map — they're logged by the listing agent and reflect actual driving time, which varies significantly from GPS estimates in resort areas with seasonal traffic.
Pool type (Private, Communal, None) and Air Conditioning unit count are the two amenity fields that drive the most filter traffic in warm-climate markets. A communal pool in a condo development functions differently from a private pool in a villa — both in maintenance cost and in rental appeal.
Owner and Status Management
Owner contact details with dual phone numbers and email keep the property record and the client relationship in the same place. When a tenant calls about a maintenance issue, the agent's record answers both "what is this property?" and "who do I call?"
The Facilities multi-select covers the full amenity spectrum — from jacuzzi and outdoor seating to security bars and 24-hour security. Filtering by facility combination is how an agent quickly identifies every property in the portfolio that meets a specific buyer brief, without reviewing each listing individually.
Photo, map, and direct link fields make the record self-contained. The map pin goes to the exact location; the link goes to the active listing; the photo shows current condition.
